10 Good reasons to list with South France Holiday Villas
- No upfront fees, only pay when you earn. Our standard commission is 20% (incl VAT) of the sales value of the booking. As an owner, what you expect is what you receive. We don't charge commission on extra charges, e.g., cleaning fee, taxe de séjour, etc.

- We offer a fair and balanced payout schedule. 20% deposit on booking. 50% paid 21 days before arrival. The final balance of 30% + any extra charges paid 2-5 days after the guest's arrival.
- If the client cancels the reservation you keep the 20% deposit paid out to you on booking. If the guest cancels less than 8 weeks before the arrival date, the full rental amount (excluding extra charges) will be paid out to you according to our standard payout schedule.
- You will have access and full control of your listing via your dedicated owner account. Have direct contact with your guests from the moment the booking is confirmed.
- We do not accept any bookings without your confirmation. You are free to advertise on other platforms, we do not request exclusivity.
- A dedicated team available 7 days a week to handle booking requests. We have been living in and loving the South of France for years, get to know us !
- Optional access to our SFHV Partner Network through which we can distribute your listing to 3rd party platforms such as Airbnb, VRBO, TUI, Locasun, HomeToGo, Holidu, etc.
- Property management services within a 30-minute-drive radius of Béziers. These services can include full property management, cleaning and laundry services, general maintenance services, surveillance visits, and more.

How it works — a personal, hands-on approach from start to finish
At South France Holiday Villas, we combine professional marketing with a personal, relationship-driven approach. From the first conversation to repeat bookings, you remain fully in control - with real people supporting you at every stage.
Step 1: Setting up your listing
Once you decide to list with us, there are two options to set up the listing.
Either you set up the listing yourself via your owner account, after which we will review and optimise before publishing, or you can send us the necessary information (descriptions, photos, etc.) and we will set up the listing for you. In any case, you will get access to your owner account, where you can manage descriptions, availability, and pricing.
Where possible, we visit your property in person and take the time to meet you and/or your local property manager and to get acquainted with your property. This helps us to understand your villa properly and to optimise your listing further. It also allows us to present it accurately and confidently to guests and provide reassurance before booking.
Step 2: Once your listing is live
Once live, your villa is actively promoted by our experienced sales team, who propose suitable properties directly to enquiring clients.

We focus on matching the right guests to the right villa, not mass volume.
You have the option to distribute your listing to our SFHV Partner Network accessing markets worldwide, with a focus on the Northern European market and the French domestic market. We are partnered with 3rd party platforms and OTAs via our channel manager and can distribute your listing onto their networks for maximum exposure. This is an optional service, and you can handpick yourself on which platforms you would like to have your property advertised, if any. Partners include Airbnb, VRBO and the wider Expedia Group network (Abritel, FeWo Direkt, etc.), TUI Group network, Locasun, and others; as well as villa compare sites such as HomeToGo and Holidu.
Step 3: Enquiries and booking requests
When an enquiry is received, we might contact you with questions or to discuss holiday requirements. We often will have been in contact with the client already, and where possible, apply a level of soft screening.
If the client wants to go ahead with the booking, you will receive a booking request which you can accept or decline. When a booking is confirmed, you will get the contact details of the lead guest in case you want to reach out personally at any point - this is optional.
Step 4: Secure payouts
Once a booking is confirmed, payments are handled securely with a clear and fair payout schedule:
- 20% deposit paid to you at booking
- 50% paid 21 days before arrival
- 30% + any extras paid 2–5 days after guest arrival
Cancellation policy:
- If a guest cancels more than 8 weeks before arrival, you keep the 20% deposit already paid.
- If a guest cancels less than 8 weeks before arrival, the full rental amount (excluding extras) is retained and paid according to the schedule above.
Step 5: Guest stays
During the stay, the main point of contact for guests is you or your local property manager, as you are best positioned to deal quickly and effectively with any on-site matters.
We remain available in the background to assist where needed and to support communication if required.
Our clientele consists mainly of families looking for well-maintained villas, not party groups.
Step 6: After the stay
Following the guest’s arrival and stay:
- Final payments and extras are settled
- Guest feedback is collected
- Successful stays are added to our database

Tips for a successful listing
Advertising your property well can sometimes seem a little overwhelming and a bit hit-and-miss. But not to worry, we have over 20 years of experience optimising and tweaking holiday villa listings, gently nudging clients to click that ‘Book Now’ button.
Below, you will find a list of things that will help you to get more exposure and attract more clients:
A detailed description of your property is key. When booking a property, people are handing over their hard-earned money in return for a fantastic holiday. To make sure that our clients know exactly what to expect from the property, it is important to provide all details about the property, inside and out. Be honest and detailed; managing expectations leads to better reviews. Describe the property and layout, and individual rooms in detail and highlight what makes your villa special. House rules are also very important to make clear to everyone involved. Do you accept pets? Fantastic, let us know! Is your property child-friendly? Wheelchair accessible? Do you have a chlorine or saltwater pool? All of this is very useful information for the clients and us. Where possible, we visit villas in person so we can present them accurately and confidently to guests.
Get your photos right. Pictures speak a thousand words and are vital to promote your property. Provide good quality, recent photos (minimum size 1200x800) that show the property in its entirety. Poor-quality photos will not sell your property, no matter how lovely it is in real life. Need some help? We offer affordable holiday home photography for our owner-partners.
Get your rental rate right. Research your local market, assess what kind of rental properties are in your local area and how much they rent per week. Make sure to list your villa at a competitive, realistic rental price. If you're just starting out, be prepared to undercut the competition a little to get clients interested and give your holiday villa a chance to earn valuable customer reviews. Keep us up-to-date on accurate availability. We rely on our owners to provide us with up-to-date availability in order to speed up the booking process. Often, a client will have their heart set on a particular property that is showing as available for their dates, only to find out that the property is already booked. In order to eliminate this disappointment, we ask you to update availabliity regularly in your owner account or synchronise our calendar with your main calendar via ical.
Reviews are invaluable. Any and all reviews that you have are incredibly helpful. Only have them in a guest book? That's fine! Scan them over to us and we will get them onto your property page.
Respond quickly to enquiries. Speed is of the essence. Respond quickly to our enquiry and you're ensuring that the client who is interested in your property does not have enough time to research others. At South France Holiday Villas, we deal with every enquiry the second that it hits our inbox. Owners need to do so too and respond to all enquiries as soon as possible.

Some other tips that work
- Good property management makes the difference between a property which is impeccably presented and one that is just acceptable. If you aren't on-site to manage your property yourself, then contract an individual or a company in whom you have complete confidence. We provide property management services in the Beziers area.
- Consider installing efficient heaters/radiators and possibly even a pool heater so that you can lengthen your letting season into April, October or even during the winter months.
- Smart TV and WiFi are now considered essentials in a holiday property.
- Cast an objective eye over your property. Clients will not necessarily appreciate too many personal items on display, and they will certainly not appreciate clutter. Keep the lines clean and simple – it will be easier on the eye, and easier on the cleaning. Ensure that peripherals such as loungers and parasols are in good repair.
- Act on the generous side when it comes to cutlery, crockery, glassware and linen. If your house sleeps four, don't just leave four of everything but add extra plates and glasses etc.
- Consider making your property reduced mobility friendly; people with disabilities are just as in need of a holiday in the sun as those without.
- Health and safety are paramount. Your swimming pool has to be securely fenced or alarmed, and any sudden drops in the garden need to be either secured or mentioned on the property details to protect small children or the infirm.
One of the most helpful tips that we can offer you is the following. Imagine yourself as a guest and spend some time in your own property. Cook, relax, watch TV, sunbathe by the pool, ... . use every facility on offer in your rental property, and make sure that every aspect of the house is fully functioning, clean, and offers everything required. Also make sure that there is enough of everything, if your house sleeps maximum 8 people, provide sufficient cutlery, glasses, pots, pans, sunloungers, etc. This has proven to be the most effective way of making sure that your property is ready for clients.
