Just over a mile from the nearest beach and close to glamorous Antibes on the Cote d'Azur, this is a well presented and well located modern villa.

Located in a residential area of Antibes within walking distance of shops, this is a an attractive villa with a circular pool. The villa itself is decorated in artefacts and furnishings collected by the owner on his travels with cool tiled floors, a modern kitchen and comfortable and well thought-out air conditioned bedrooms. The outdoor dining area occupies a shady spot accessed conveniently from the kitchen and with a gas barbecue in close attendance, long lunches in the afternoon sunshine after pool time fun are a given.

Antibes centre is about 3 kilometres away with its trendy marina and views across to the Lerins islands. The nearest beach is at Fontonne about 1.5 kms away, with further beaches possible nearby such as Salis. Juan les Pins, Cannes or inland towards Grasse all offer excellent days out. The Marineland theme park is about a ten minute drive away.

A few minutes away from Villa Fontonne Beach is the town centre of Antibes with its dramatic ramparts and striking views across Le Cap, Les Iles de LĂ©rins and the Mediterranean. The marina is a very attractive place to be if you fancy dining out in a good quality, popular restaurant with sea views. The entire Cote d'Azur is well connected by a railway line with stops at most of the renowned town and seaside resorts such as glamorous Cannes, Nice, Villefranche-sur-Mer, Mandelieu-la-Napoule and, further afield but still within one hour's drive, Menton, Monte Carlo and Ventimiglia, for a flavour of Italy.

    My family and I loved this property. I stayed here with my husband and two teenage sons. It is immaculately clean and very well kept both inside and out. The pool is cleaned 3 times per week and was perfect throughout our stay. The outdoor space is fantastic and in addition to the private pool (which has sun beds and large umbrella's to hide under during the heatwave), includes a Boules pitch. The outdoor but undercover living area is great for relaxing and dining. My sons particularly enjoyed the hammock. All four bedrooms contain double beds with ample wardrobe space. There are two good sized bathrooms. The kitchen is very well equipped with everything that you would need to cook meals, should you wish to do so. The wifi was also good.

    The property is not easy to access by foot so a car or the use of a private taxi is essential for an enjoyable stay. We used a taxi app to get around which was really easy, we also used some food app's for food delivery when we didn't want to go out for a meal or cook. The property is only ten minutes by car from the centre of Antibes and the train station which gives you access across the South of France if you want to move around easily and cheaply. The property is also just 5 mins by car from the nearest supermarket which has everything that you could ever need to purchase on holiday. These don't sound like long walking distances but there are no footpaths and the roads are quite narrow so may feel slightly treacherous to walk.

    The owner of the property is very easy to communicate with and incredibly helpful. There is a useful manual about the property and nearby points of interest, suggestions of places to eat and numbers that you might need during your stay.

    The property also feels very safe. There are electric gates to access the property with an electronic entry system and a burglar alarm.

    The property being situated in high ground just outside the centre of Antibes is quiet and perfect for a relaxing family or large group holiday.
