Property Description

This detached house was built in 2006 designed by the owners and is one of only 9 in a quiet cul de sac with a view of the Canal du Midi.

The house occupies a slightly elevated position; the main entrance is up a few steps and has a terraced area in front to enjoy your al fresco dining. To the left of the entrance is the French window which opens into the excellent and fabulously well equipped kitchen.

Once inside the entrance hall, immediately to the left is the shower room and WC; the next door on the left leads to the modern kitchen.

Straight ahead is the tastefully furnished living /dining area with two French doors leading onto the covered terrace at the rear of the property offering even more al fresco dining areas.

On the right is the staircase leading up to the first floor. Beneath the staircase is the door to the garage and a space for hanging coats etc.

The garage is down a few steps and has space for one car; it also houses the washing machine and tumble dryer.There are also two bicycles for guests' use as well as various pool and beach toys.

Directly at the top of the stairs is the master bedroom, which has a French door opening onto a small covered balcony with table and chairs, with a view towards the canal.

On the left is the large family bathroom and along the landing are three more bedrooms, a double on the right, a twin and another room with a bed which can be adapted to be a single, a double or a twin.

All the bedrooms have good quality furniture and linen, and ample storage space in either a free standing wardrobe or fitted cupboards.

There are electric heaters and tower fans in all bedrooms.

At the rear of the property is a covered terrace area with a wooden table and chairs for enjoying the shade. The garden rises gently at the rear of the property behind a low retaining wall and has been planted with Mediterranean shrubs, herbs etc.

The swimming pool is situated at the side of the house in full sun and has steps in. It is 9m by 3m. It is surrounded by a tiled terrace with table and chairs and sun loungers. There is also a built-in barbeque and exterior lighting for those alfresco meals.

The accommodation is on two levels and comprises a spacious living area, a separate kitchen and a shower room on the ground floor, with 4 bedrooms and a large family bathroom on the first floor.

The house is in the village of Poilhes, which is located between Beziers and Capestang.

It is located in a quiet cul de sac with only nine other properties and has a view of the famous Canal du Midi.

Poilhes is a quiet village but has a shop which sells a good variety of produce.

The village is also visited weekly by the fish, meat and pizza vans.

Poilhes has two restaurants which enjoy a good local reputation.plus the newly opened Vin Auberge which is open almost all day everyday selling a fantastic range of local wines we well as a varied menu.

Capestang is the nearest large village and is only 5 minutes drive away. Here there is a large supermarket, petrol station and a good variety of shops and restaurants.
The Canal du Midi meanders through the centre of Poilhes and is ideal for a walk or cycle ride along the shady towpath; or hire a boat or take one of the many excursions on offer from Capestang.

If you are feeling energetic, there is a free municipal tennis court a few minutes walk away from the house.

Fifteen minutes east of Poilhes is Beziers where you can stroll through the famous Friday Flower Market and Cathedral, and 20 minutes from Poilhes are some of the most enticing beaches in the Mediterranean.

A half hour's drive south are the Roman ruins and the cathedral of Narbonne. Just outside Narbonne one can visit the magnificently restored Cistercian monastery of Fontfroide, where an incident which sparked the first Albigensian Crusade was reputed to have happened.

For those with an interest in the Middle Ages, there are numerous Cathar castles such as Minerve, situated between two deep gorges, and Carcassonne, an intact Medieval city and the site of many an historical film.

This is the ideal location to provide a relaxing holiday base, whilst being within easy reach of local attractions and activities. The Mediterranean coast is 20/30 minutes drive and Montpellier, the thriving capital of the Languedoc with its international airport, is 45 minutes away by car.

One of the most diverse regions of France, the Languedoc offers mountains, lakes, rivers and beautiful stretches of coastline; major towns and fairytale citadels. Languedoc is one of the most prolific wine-producing areas of France and a happy afternoon can be spent touring the many vineyards and tasting the local produce.

- Superb, child friendly beaches within a 20 minute drive, all with waterside restaurants and cafés.

Béziers (10 minutes), historic town and capital of wine producing and rugby. Especially vibrant in August and during it’s famous Féria. Perhaps the best flower market in the whole of the south on Fridays in the beautiful tree-lined main boulevard.

- Canal du Midi which links the Atlantic with the Mediterranean, miles of flat walks along the shady tow-paths. A choice of boat excursions can be taken.

- Carcassonne castle is well worth a visit, especially on jousting days!

- Roque Haute - outskirts of Portiragnes. Superb botanical reserve.

- Golf courses nearby at Béziers and Cap d'Agde

- Funfair at Vias Plage (July and August)

- Bassin de Thau - a calm inland sea teeming with fish. A breeding place for oysters and shellfish, producing over half the oysters consumed in France. Villages, such as Bouzigues and Meze, have many restaurants serving sumptuous platters of fresh shellfish.

- Haut-Languedoc Regional Nature Park - gorges, Lac de Salagou, a very beautiful area only 30 minutes drive away, with its stunning gorges and superb walking, hiking, river rafting, watersports and carp fishing.

- Roquebrun (called "Little Nice") with its Mediterranean garden with over 400 species

- Pézenas - City of Molière with an exceptional architectural heritage. Numerous arts and crafts artists with workshops open to the public. Large market every Saturday.

- Spain - an hour's drive to the border.

- Barcelona - approximately 3 hours' drive

This traditional and spacious house is located just a couple of minutes from the centre of one of the Languedoc’s most beautiful villages, Poilhes, and the Canal du Midi which runs through the village.

Poilhes has a couple of shops and restaurants (don’t miss Les Platanes which was featured on Rick Stein’s BBC2 series) and there is a much larger selection in the neighbouring village of Capestang, and the city of Béziers is only 10 minutes away.

There is a new wine bar opened in Poilhes which is causing a lot of interest locally - its called Vinauberge and you can see details on www.vinauberge.com. There is a Tapas Bar and wine tastings, a great place for a lazy afternoon by the banks of the Canal du Midi!

Visited by out team and is highly recommended, a fabulous property for both families and couples, Poilhes is stunning village having the famous Canal du Midi running through the village, an ideal place to enjoy watching the boats go by. The kitchen here has everything you could possible wish for in a holiday rental property. The large master bedroom also has its own terrace with chairs and table to enjoy an evening glass of wine or morning coffee while watching the world go by. This house is extremely comfortable and very well designed.

Non Saturday changeover days welcome especially helpful to anyone driving down or for those living where Saturday flights are unavailable.

It exceeded our expectations, we expected it to be good from the service etc. we received during the booking period but as we said, we felt the outside area especially was better than portrayed in the pictures. The property was excellent and very well equipped. The booking procedure was easy and faultless, good communication and quick response to questions etc. We were very impressed with the personal, friendly service which made the booking, paying and everything else easier than we have found with other companies in past years. Will definitely consider using South France Holiday Villas again next year.
