HEATED swimming pool. 4 bedrooms, 4 bathrooms, sleeps 8 (max 6 adults, 2 children). Minimum 2 week bookings only in July and August but Flexible Changeover Days accepted.

Fees and conditions
- Security Deposit: £200.00
- Clean towels and bed linen will be provided on arrival. Guests will be responsible for their own laundry during the period of their stay. Guests staying for two weeks may arrange with the housekeeper to have fresh laundry and house cleaning after the first week, for which an additional payment will be required.
- Winter guests will be charged for electricity.
Enter directly into the stunning main living area, with its high ceiling and vast oak beams. The sheer size of the room ensures that it remains pleasantly cool even in the hottest weather. Steps lead to a large internal mezzanine balcony (with comfortable seating and TV). Table and chairs in dining area next to ceiling height windows.
The kitchen is modern and well equipped – an ideal space for cooking and eating. It has large fridge freezer, microwave, coffee grinder, oven iron & board, dishwasher, cooking utensils, grill, 4 electric hobs, toaster, kettle and table for 6. There is a washing machine and a second fridge in the utility room.
There is a door from the kitchen to a charming walled courtyard, perfect for barbecues and al-fresco dining; the other to a large sunny patio area and swimming pool of 7m x 3m.
There are three double bedrooms (two of which are en-suite) and a separate bathroom with bath adjoining the characterful master bedroom. A large glass sliding door leads directly from here to a sunny private balcony which overlooks the pool and the courtyard. Two of the bedrooms have air-conditioning - the master and the childrens twin room. One of the double bedrooms has ensuite shower, basin and WC. There is a single bedroom as well if required.
The main living room, kitchen and bedrooms have electric radiators for use in winter, and there is an open fire in the main living room (wood can be supplied on request).
Towels and linen all provided.

The master bedroom is next to the main bathroom, the other two double bedrooms both have en-suite bathrooms (comprising shower, sink and WC). The master bedroom and twin room are air-conditioned.

The pool has a fence for security and steps into the pool.
There are two children's bicycles ( suitable for a 10 year old and 12 year old) which may be used on request to the housekeeper.
Though a car can be brought to the front door for loading/unloading, it is not possible to park directly outside the house for more than a 20 minutes or so. There is usually parking in the village square, or adjacent to the tennis courts, some two minutes walk away. Private parking is available in a garage 100m away for 30 euros per week if required.

Nizas, which has its own shop and tennis court, is the perfect location for holidaying in the Languedoc, whatever your interests. The historic and beautiful town of Pezenas is only 5 Km away, and equally close are the quaint wine-making villages of Fontes, Caux, and Adissan, each with its individual character and appeal.
Ten minutes walk from the house brings you to up the wooded cote - rich in wild flowers and bird life - and endless possibilities for walks of varying length, or superb mountain biking routes.
In half an hour’s drive south you will be on the Mediterranean, with is sandy beaches and family attractions. Driving the same distance to the north brings you to the spectacular mountain country of the Haute Languedoc with its remote forests and mountains – a Mecca for walkers and lovers of wildlife. Here rise the rivers Herault and Orb which flow through spectacular gorges where canoe and Kayak outings of all grades of difficulty can be enjoyed.
Easy access by air, rail or road:
Ryanair currently fly from Luton or Bristol direct to Beziers airport , which only 20-30 minutes drive from Nizas. There other flights to Montpellier, about 45 minutes drive away.
It is now possible to drive on motorway all the way from the Channel ports to Pezenas. The nearest Motorway Exit is only 5 km
Thanks to the TGV you can leave London on the Eurostar in the morning, change at Lille and be in Agde or Beziers in the afternoon.

It is close to Pezenas (5km), not far from Beziers (20km) and the sea, and is well located for traveling into the mountains, Lake Salagou, Clermont Herault and many other towns and villages.The house is ideal for a family holiday in this beautiful part of southern France. It's spacious, has lots of toilets and showers and the kitchen is very well-equipped. The smaller inner courtyard is great for meals, while the larger courtyard (with pool) is a good area to relax and play in.For sheer comfort, access to walks, swimming in the sea, lakes and in rivers, sight-seeing or just relaxing, I highly recommend it. It's a wonderful place and I feel fortunate to have had use of it.We did indeed have a fabulous holiday in Nizas. The house exceeded all our expectations, as did the village and the surrounding area. " It was exactly as we expected, although I thought the village of Nizas would be a little more busy. It said it had a bar and shop which it did, but it was more quiet than I expected, but still lovely. The property was fabulous, we loved its quirky character and the fact that it had lots of different spaces which meant you could be with everyone or alone if you preferred. We had a brilliant holiday and it made a good base to explore the area. The property was very good value. All of your properties are cheaper than many other companies we looked at. The cleanliness on arrival was great. No problems inside or in the patio areas. The bathrooms were lovely and clean. Stephanie was lovely, very helpful and friendly, very efficient and helped us sort out the tennis too.
The booking procedure was great, no problems and very efficient. The office staff were really helpful when we phoned up with a major problem and very reassuring, as were the owners. "
