Property Description

Maison Lamalou is the ideal spot for families or groups of loved ones to spend their holiday and get some much-needed relaxation. The property consists of the main house and an adjoining apartment with a separate entrance - ideal for a couple, grandparents or teenagers.

All of the accommodation is at ground floor level, once you have gone up a few steps onto the terrace, thus making this property wheelchair inaccessible.

There is a living room with two 2-seater sofas, TV with Free to Air UK satellite channels, a CD player and a central wood burner. The benefit of this room is the stunning view from the windows overlooking the hills and countryside.

The dining area boasts a wood table and chairs seating up to 6 people, as well as doors leading onto the front terrace where you will find another wood table seating up to 8, complete with a parasol for outdoor dining.

The kitchen is well-equipped with an electric oven and hobs, a dishwasher, a large fridge/freezer, microwave, double sink, kettle, toaster and great views from the window.

There is a smart, newly fitted bathroom with a bath with shower attachment, double basis, heated towel rail and a separate WC.

The three bedrooms are all along the hallway - the first has a double bed, mirrored wardrobes and a fan, with more lovely views. The second bedroom has a double bed, fitted wardrobes and views overlooking the front garden. The third bedroom has 2 single beds and a wardrobe.

THE ADJOINING APARTMENT

The adjoining apartment is connected to the house but has its own separate access, giving some additional privacy.

The main living area has a kitchen with an electric oven, an electric gas and hobs, a fridge with freezer compartment, a dishwasher, a sink and a kettle. There is a dining area with a table and chairs for up to 4 people. The lounge area has a sofa which can be an extra bed if required, 2 easy chairs, a selection of games and doors leading out to the swimming pool.

The hall leads through to the bedroom which is equipped with 2 single beds, a large wardrobe and a window overlooking the rear of the property.

There is a brand new shower room with shower cubicle, basin and WC.

The outside area consists of a private swimming pool of 6m x 4m x 1.2m deep, equipped with a pool alarm for security. The terrace area has a table, chairs, sun loungers and parasols. With external lighting, a BBQ and a couple of lawned area with shade, this is the ideal place to have a relaxing al fresco meal.

You will find a washing line at the rear of the property, a main drive with private parking for a couple of cars, and a washing machine in the garage.

The house is situated on the edge of Lamalou les Bains and it is about a 10 minute walk to the town centre where there is an excellent selection of shops, restaurants and bars, even a Casino!

Just a few minutes drive away is the Lamalou Golf Course which has a restaurant as well.

The beaches are around a 45 minute drive away.

My wife, Caroline, and I (Chris) purchased this villa as a holiday home in March 2011 and after lots of painting and decorating and 2 newly-fitted bathrooms, the house was completed in June 2011.

Having viewed many properties we knew that this was the place to be. It's in a wonderful location - just a short walk can take you to the wooded mountains of the Languedoc National Park, or the spa town of Lamalou-les-Bains in the opposite direction.

A holiday here can be as quiet or as busy as you want it to be. The Mediterranean beaches of Valras Plage and Cap d'Agde are about 40 minutes away as are the historic cathedral cities of Béziers and Narbonne. Closer by are vast areas of vineyards and the rugged and spectacular mountains of the Park, so wonderful for outdoor pursuits.

Lamalou-les-Bains is a busy little town in the summer months but the location of the villa is still very peaceful. Your first impression of the villa as you arrive will be of the stunning mountain views visible from many of the rooms and which form a backdrop to the swimming pool area. A favourite place is the sun terrace which is both secluded and in the shade. There is a large dining table here or you can eat by the barbecue terrace. The villa is all on one level; the apartment is lower down with its own separate entrance and facilities. The driveway at the main gate can accommodate several cars although you may prefer to play 'boules' here, which is what it was originally designed for. The garden is secure and private with sun bathing and shaded areas.

We plan to visit several times each year. Béziers airport is a real benefit as it is close to Lamalou and accessible from our home in Devon. We have a local English couple who do the maintenance and changeovers whilst the swimming pool is regularly maintained during the summer months.
