Two wonderful houses with pool in the heart of a lively village. The houses can be rented together or separately, therefore can sleep from 6 to 21. Prices shown are for both properties together, please ask for individual prices.

About Manoir and Vigneron

Situated in the heart of the lively 13th Century village of Capestang (on the Canal du Midi) the restaurants, shops, cafes and twice weekly market are all a few steps away.

This large, spacious old French house with its 13th Century tower (with resident owl) has just been refurbished to a very high standard.

In front of the house is a large gated courtyard, whilst to the side is a secluded patio garden with pool (9m x 4.5m and 1.2m deep). There is also a BBQ, summer kitchen with drinks fridge, shower, cloakroom, table tennis table & lots of teak garden furniture for relaxing on. The church behind is lit at night and provides a wonderful backdrop to dinner.

It is possible to rent the two properties, Le Manoir and Le Vigeneron, together. This would give you sleeping accommodation for up to 18 people plus two babies very comfortably, with an optional extra 2/3 children. This option would also give you a private pool, so you would have a totally private domain with walled courtyard, garden area with barbeque and patio, and pool.

MANOIR
The main house (Le Manoir) is on 3 floors. The top floor has 1 double en suite and 3 twins rooms (1 en suite, 2 twins share the 3rd bathroom). The middle floor has 2 doubles, both en suite, 1 has a dressing room with cot. In the spacious sitting room with comfy sofas are DVD & video players and a music centre. There is a new kitchen & large dining room.

VIGNERON
This charming, deceptively spacious old french building is set-out over three floors. It was stripped right back before being completely rebuilt. This allows the luxury of under-floor heating. The top floor currently offers a large double bedroom with en-suite bathroom. On the middle floor is an airy and light living room and an adjacent office/second bedroom with a very large treble bunk. This is reached up a short ladder, so it may not be suitable for the very young or very elderly, or someone with a disability. This room also contains a baby's cot if required. The ground floor has a well equipped modern kitchen with separate dining room/third small bedroom, a second bathroom, and outdoor patio area for al fresco dining. In the evening the beautiful old 13th century Church is lit up and provides a wonderful backdrop.



OUTSIDE

In front of the house is a large gated courtyard, whilst to the side is a secluded patio garden with pool (9m x 4.5m and 1.2m deep).

* The bedroom at the top of the house is a large and spacious en suite master bedroom. The bedroom on the first floor is unusual, in that it provides a very large double bunk. This is reached up a short ladder, so it may not be suitable for the very young or very elderly, or someone with a disability. This room also contains a baby's cot. On the ground floor in the dining room, it was decided, rather than destroy the old wine cuve, it would be retained and restored. So what this gives you on the ground floor is a fully equipped kitchen, large bathroom, and a small dining room, with French doors out onto the terrace at one end. At the other end of the dining-room, there is a step up to the curtained-off cuve, which contains the double bed.

The house is located in the charming village of Capestang.

The main town of Beziers with its superb main boulevard lined with outdoor restaurants and bars is 15kms. Don't miss the Friday flower market, said to be the best in the south of France.

The coast is 20 mins away with sandy beaches, some excellent fish restaurants and the fish market of Sete.

For history there is the ancient walled city of Carcassonne, the roman town of Narbonne, and the city of Perpignan. Spain is only an hour and a half drive away and has a very different style to France.

Activities close by are surfing, swimming, tennis, walking, cycling, fishing, horse riding, golf, wind-surfing, water skiing, mountain biking, cruising on the Canal du Midi.

This house has been completely refurbished to a high standard with freestanding roll top baths in 2 of the new bathrooms.
- Linen & towels provided.

Suitability - unsuitable for elderly or infirm, pets not allowed, non smoking only, wheelchair inaccessible, long term renters welcome, children welcome.
Please note: There is no private parking available for this property but parking spaces in the village are abundant and easy to find.

    The villa has one large house with 6 bedrooms and a smaller one. In the larger Manoir there are 2 huge bedrooms/suites and four double/twins upstairs. Two of the bedrooms on the top floor have a shared bathroom so not ideal if you don't know your fellow guests too well. Also there is a tower which connects the Manoir with the Vigneron house, which is not locked and leads to a door into a second floor bedroom. 

    The Vigneron is adjoined and is renovated to a modern finish. There is a main bedroom on the top floor with en suite - nice and modern. The other bedroom is off the living room on the second floor and has a raised platform on which the housekeeper will add up to four mattresses, under a sloped eave, and up a ladder. The other shower room is off the kitchen.
    The outside eating area was good - we used the courtyard and pool area - and a covered seating area.
    There is no air-conditioning, but there are fans in all the bedrooms.
    The pool was was cleaned twice during our stay.
    You can easily park in a free car park at the other end of the square, and occasionally in the street next to the property if it is not Wednesday or Saturday, market days. We found unloading at the gates, then moving off to park was easy enough.
    Overall, the villa is a lovely base. It was lovely to be in Capestang, very close to the village square with bars and restaurants. We cycled and boated on the Canal du Midi, only a 5 minute walk away, and climbed the impressive clock tower which you can see from the pool area. We were lucky enough to be there in festival time, with live music and dancing in the streets.
