About Stone Villa Pezenas
A fully restored and immaculately presented detached house with huge, beautifully maintained garden on the edge of the medieval town of Pézenas. This was originally a 'Maison Vigneronne' and to stay in this lovely house affords the opportunity to enjoy both the hustle and bustle of the famous cultural centre of Pézenas, and the rustic French countryside. The house is in a prime location, just 10 minutes walk to Pézenas with its rich authentic French character, restaurants, cafes, wine bars, bustling Saturday market, historic old town hosting a variety of attractions including free concerts, theatre, art exhibitions, local crafts. Enjoy the wonderful atmosphere of late night shopping or browsing galleries and workshops.
The accommodation is provided over three floors with the first floor accessed from the ground level main entrance by a wide staircase. The brand new fully-fitted kitchen with dish washer, oven, induction hob, microwave and fridge freezer is open-plan to the dining area and comfortable lounge.
The main lounge hosts a flat screen satellite UK TV, WiFi, comfortable leather sofas and access via two sets of double doors to the upper terrace area which wraps around the house. From the terrace there is the opportunity to dine throughout the day, watch the children in the pool, enjoy an aperitif or watch the sun setting over the extensive 3 acre gardens.
Also situated on the first floor are a double and two King size bedrooms, one with en-suite facilities and another having double patio door access to the terrace and the large family bathroom with separate shower, bath, double sink unit and toilet.
The mezzanine accommodation is accessed via a door from the main entrance hall and some steps and comprises three bedrooms: two twins and a king size, a limited height area sutable for children's play area and a toilet and wash basin. From the mezzanine a staircase leads down to the summer kitchen with a washing machine, sink, fridge freezer and microwave. Also downstairs is a newly refurbished shower room with a sink and toilet, dining and lower lounge area. There are fans in all bedrooms and the living area upstairs.
The large enclosed terrace is accessed from the lower lounge by two sets of glass doors which, once opened, provide a very spacious cool area out of the sun but in touch with the garden. The terrace opens out on to the private pool area with sun loungers for relaxing, seating and tables for outdoor dining via two sets of patio glass doors. The enclosed terrace area provides the perfect opportunity to enjoy the benefits of the South of France sun whilst providing protection.
The pool area is unusual and quite lovely, surrounded by trees and flowering shrubs. There is ample space for sunbathing and the west facing garden enjoys tranquility and fabulous sunsets. A barbecue is also available and a covered pool house area.
The pool area gives onto a large 3.5 acre garden laid to lawn and fruit trees.
NB: The pool has a hard cover, which provided it is pulled over when not in use, makes the pool child-secure. There is also a gate at the bottom of the internal stairs which, if closed, ensures small children cannot get into the pool area without an adult.

Indeed the villa is very easy to find, being within 1km of the end of the A75 autoroute, toll-free from Clermont-Ferrand except for the newly opened and spectacular newly opened Millau Viaduct. The vibrant port town of Cap d`Agde is only a 20 minute drive away.

"This was a fantastic property. The living areas were beautifully appointed, spacious and airy.The pool and outside eating area were fantastic both poolside, balcony area and huge garden. The property was very well situated - only a 10 minute walk from the picturesque and lively town of Pezenas. It was also close to lots of vineyards and tourist attractions - freshwater swimming at Vailhan and the beach only about a 15/20 minute drive away. The only down side was that one of the double bedrooms opened out on to the main road into Pezenas which was a busy road and as it was very hot while we were there it was difficult to keep the room cool without having to suffer the road noise. The bedrooms downstairs also became very hot as they had less ventilation. However, the overall comfort and facilities were excellent."
