This family-friendly villa is situated in the quaint fishing village of Grau d'Agde, which benefits from a wonderfully eclectic market that comes alive during the summer months.

The house is a lovely old fisherman's cottage that has been sympathetically renovated and extended. It has 4 bedrooms, 3 bathrooms, a private swimming pool and a large enough garden for children to run around in. There is private parking, as well as air conditioning in the main living areas, French TV channels and wifi. The biggest benefit of this house is the fact that it is within walking distance to the beach, which bustles year-round with its cafés, floating restaurants and boat trips.

Enter down a little lane into the large front garden and parking area, suitable for up to 4 or 5 cars. The house is all on one level, with 3 bedrooms being to the left of the front and the fourth being behind the lounge. The kitchen has everything that you'll need, as well as a dining table. The bathroom and WC are between the kitchen and the lounge area which looks out onto the terrace and garden. The lounge has comfortable sofas and an LCD TV with French channels, as well as a stereo.

The garden area is fully enclosed and has a ping pong table, a private and alarmed solar-heated swimming pool (6m x 4m x 1.3m), an outdoor shower and grassy areas ideal for children.

On leaving the cottage, a short stroll alongside the river brings you to the restaurants and cafés which jut out over the water's edge. You can also hire boat trips from this spot. A little further along and you reach the sandy beach from which fly two EU blue flags denoting the excellent quality of the local waters and the environment.

The village market and local shops are open Sunday morning in the village square and all essentials are available. They close about 12pm. The restaurants
open in the evening and you can get a take away from some of them.

For a little more excitement, within a 10-minute drive there is an Aqua Park, fun fair, Casino, Aquarium, Go-carting and many sport complexes.

There are many golf courses in the area; the closest is Cap D'Agde golf course which is a 5 minute drive. Others close by are Golf St Thomas at Servian near Béziers, and Lamalou-les- Bains.

Alternatively, you can wander the cobbled streets of Agde and Pézenas where there are many artisan boutiques or pick up a bargain in the many antique shops.

Within Grau d'Agde itself, there is no need for a car or bus everything. Or just relax in beach fishing is within walking distance. If you wish to go further afield then a car is advisable.

There are many courses in the area, the closest Cap D'Agde golf course is a 5 minute drive. Others close by are Golf St Thomas and Lamalou Les Bains.

Just over 1 hour away are the famous, world class skiing resorts of the Pyrenees, and Andorra is less than 2 hours away.

Access to the area couldn’t be easier: Bezier-Vias Airport 10 minutes, Montpellier Airport 40 minutes, Carcassonne Airport 1 hour, Perpignan Airport 45 minutes.
Agde station on a main line is 5 minutes away, making it 7 hours from London St Pancras by TGV. (1 change). All the budget car hire companies are easily accessed from the airports and train stations. Or take the beautiful drive down through the centre of France, the roads are generally uncrowded and the views are breathtaking.

Grau d'Agde is still a small fishing port so the many restaurants here specialise in fish and seafood. The port is just 2 minutes' walk from the villa. The sandy, very gently shelving beach is 5 minutes' walk away and is great for kids, but beware of very windy days that can whip up the sea and make the sand blow about uncomfortably.
Lots of little shops in the village supplying bread, groceries, seafood etc.

The cottage is all on one floor; however, the width of the doorways makes it unfortunately unsuitable for wheelchairs. There are also a few steps up to the entrance of the cottage and three steps down into the lounge.
