Within walking distance is a general grocery, bakery, butcher, and small supermarket in the village of Agel.

There is a larger supermarket 10 minutes drive away in the village of Aigues-Vives.

Idyllic rural location in village of Agel, Herault, overlooking beautiful vineyards and Chateau Agel's wine cave where the local wine can be bought! Property is part of a small development of villas on the edge of a rural village, about 3 km from the larger town of Aigues-Vives.

Agel is in the country in the heart of the Minervois wine region and the reds are superb. The French Monarchy used Minervois as the Royal table wine. Best thing is that you are surrounded by the vines that produce it. They are literally on your doorstep.

Two mountain bikes are provided at the villa and the trip to Aigues-Vives for hot fresh bread and croissants is a 3km flat early morning joy! Bring a small rucksack! If you would like to cycle further then you could hire bikes from Mellow Vellos - in Paraza.

You could easily get by using the local store in the same village but most people like to get to the larger supermarkets with a bigger choice. There are three within an easy drive between 10 - 15 mins and the giant superstores if you like that kind of thing are to be found half an hour away in Narbonne and Beziers, two gorgeous old cities.

Nearest: general grocery, bakery, butcher, small supermarket 3 minutes drive, large supermarket 10 minutes.

Sandy Med beaches 30 minutes away by car. The Northern Spanish beaches are within easy reach too.

Numerous superb restaurants nearby. You can dine out for a month and not visit the same place twice!

Between Ryanair and Easyjet you are spoiled for choice with six nearby French airports and even one in Spain!

Beziers is the nearest at 30 mins distance by car, with Carcassonne being the second nearest at 45 mins. Perpignan is an hour away, Montpellier less than an hour and a half and Toulouse, Girona(Spain) and Nimes all less than 2 hours' distance.

You are peacefully remote and yet surprisingly close to all the delights the region has to offer. Narbonne and Beziers are easily reached in 30 minutes, and Carcassone is a mere 45 min drive. Barcelona is only 3 hours away by car (the Spanish border is one hour from the villa). Nice, Cannes and the Cote D'Azur are a four hour drive, and the beautiful city of Toulouse is just a two hour trip.
The villa is on a small development of modern villas and has a good amount of space around the house for sun-bathing, reading in the shade and dining alfresco.

Enter through the front door into a spacious hall with desk unit, which leads to the lounge/dining room which has sliding doors to the exterior decking area.

There is a large screen TV with basic Sky TV package (UK channels 1-5 plus freeview channels) and a Hi Fi system.

There are 2 double sofa beds, 2 relaxer chairs and coffee table and a beautiful large 'Habitat' wooden dining table with 8 chairs.

The kitchen is fully built-in French modern style with an oven, hob, large fridge with full size freezer compartment, dishwasher, all pots pans and utensils, crockery, cutlery and glassware.

Along the hall are the bedrooms as well as a utility area with washer/dryer, ironing board and iron.

Bedroom 1 has twin beds, built-in wardrobes and double patio doors leading out to decking overlooking the vineyard. It has an en-suite bathroom with bath, shower attachment, sink and cabinet.

Bedroom 2 has a double bed, built-in wardrobes, chest of drawers and patio doors leading out to the decking overlooking the pool. En-suite bathroom with shower cubicle, sink and cabinet.

Separate WC.

Other - fully double glazed, fully tiled floor, bright and airy hallway.

Entryways suitable for wheelchairs but WC is not accessible by wheelchair.


Swimming pool - 11m, fully serviced and safety fenced pool with steps at one end. Shallow end 3 feet and deep end 6 feet. This is the kind of pool that you can really swim in, eleven metres long with a proper deep end. There is also a shelved seating/steps to ease your way in the pool if the big splash isn't your thing and a careful glass or two in the late evening sun sitting on the steps half in and half out is heaven but please be careful with the glass!

Huge raised architect designed decking area wraps around villa ensuring a choice between plenty of sun or shade at all times of the day.

Private garden with brick built BBQ, sun loungers, large parasol, dining table and chairs, free standing hammock.

Overlooking beautiful vineyards and Chateau Agel's wine cave where the local wine can be bought!

Two bikes are provided at the villa.

Plenty of parking directly outside the villa.
Wheelchair accessible everywhere except WC.

Hi, I'm Matt. You may remember me as I have appeared on TV screens many a time and possibly even in your living room during my time as News correspondent for GMTV and sports reporter for Sky News. I was also Capital Radio’s Flying Eye navigating Londoners through traffic in the 90s.

It was fate that led me to buy my villa in the Languedoc. In fact, I think it chose me. An opportunity came up and I finished buying my villa in Agel without even seeing it. That was back in 2002 and although I only intended the villa to be a holiday base, I actually spent an entire year there while I added a wraparound hardwood deck to the exterior. It has succeeded in opening up the entire villa and ensures there is always a shady side to relax on, even in the height of summer.

I use South France Holiday Villas for both letting and management and they did a superb job last year.

Most of my clients are professional-types and I’ve set up the villa to happily accommodate 6 people instead of just 4; this means that a family can spend their holidays here without feeling crowded.

My ideal would be a long-term let and the electric radiators do a good job of heating the house through the winter.

Agel is well-placed with easy access to Beziers, Narbonne and Carcassonne. You will love it down here and I look forward to welcoming you to my villa.
