We viewed this property back in 2015. Since then, it has been sold and the new owners have done amazing things with it. The interiors are extremely well done with great attention to detail. The delicious underfloor cooling system is absolutely the cherry on the cake. The blend of 'old' and 'new' features has been particularly well thought-out and all the rooms are colour coordinated. Outside, there is plenty of space and various seating areas to suit all tastes. The fact that this property is on a working wine domaine is, in my view, a big plus. I can confidently recommend Maison Lautrec to any family looking for quality finishing and a great holiday location.

About Maison Lautrec

The house dates back to the 18th century and has been beautifully restored to create a successful blend of original features with elegant and tasteful modern décor. It is part of a former wine domaine and was once owned by the Toulouse Lautrec family.

It is situated on a working wine domaine but once inside the private gates there is no noise and you are not overlooked.

The garden area is flat and laid out to lawn and gravel. There is a comfortable seating area with armchairs, loungers around the pool and the pool itself has a retractable cover and is lined with beautiful mosaic stones. You will also find an unusual sunken seating area by the pool where you can eat or just relax and while away the hot Mediterranean afternoons.

The living area is open-plan with a brand new kitchen and large island, dishwasher, microwave, hob/oven etc. The modern black/white kitchen contrasts beautifully with the original beams and exposed stonework in the living area. Dining for 10 people and a comfortable TV area with large sofas. The entire front wall is given over to sliding patio doors which lead onto the terrace and pool area so that in summer, life will be lived inside/outside.

Separate laundry room with washing machine and dryer etc.
Guest toilet.

On the first floor you will find five bedrooms. Three bedrooms have an en suite bathroom and bedrooms 2 and 4 share a large family bathroom.

Air conditioning (underfloor cooling) throughout.

OUTSIDE

Outside you can relax in the privacy of the large courtyard garden (approx 600m².)

The private pool is 10m x 5m and there is a sun terrace with sunloungers, table, and comfortable chairs.
Al fresco dining is just outside the lounge/salon with a table and chairs for 10 guests.

The property has a BBQ.

Private parking for at least a couple of cars inside the property's gates.

The Languedoc region still offers excellent value for money with 300 days of sun per year.
The local village of Coursan has all essential services and is just 5 minutes by car/3km.

The ancient town of Narbonne is 15 minutes drive and is brimming with shops, cafes and restaurants. Narbonne is full of historical interest including an archbishop's palace. A section of the 2000-year old Via Domitia which linked Spain to Rome can be found right in the central Place.

The nearest beaches include Narbonne Plage, St Pierre sur Mer or Gruissan, an excellent fishing village well worth exploring.
The Corbières wine region offers endless opportunity for wine-tasting and wine -buying.
The tranquil waters of the Canal du Midi meander through the vine-filled plains of the Minervois.

Attractions in the area: the medieval fortified city of Carcassonne, Cathar castles of Queribus and Peyrepertuse. Golf, tennis and cycle hire. Riding, walking fishing, swimming, and canoeing along the crystal clear waters of the rivers Orb, Cesse and Aude, or splashing under the waterfall at the ancient village of Roquebrun.

Roman remains in Nimes, the famous Pont du Gard; stunning gorges, grottoes, canyons and the magnificent vineyards of the Minervois and Corbieres with abundant wine tasting.

The long sandy Mediterranean beaches are half an hours drive away - Narbonne Plage with its cafes, bars and ice-cream parlours. Gruissan, a beautifully landscaped resort full of flowers, palm trees and oleander bushes, with a chic new marina, old port, and pink flamingos.

This property is situated on a working vineyard in a quiet, rural location, 3km from the typical French village of Coursan in the heart of the Languedoc region.

Coursan has all the usual shops, including a large supermarket, bakery, chemist, newsagent, cafe bars and restaurants.

Only a 20 minute drive through the vineyards to the coast.
